without me as your agent -- and save yourself a ton of money
in the process. But there are times when going it alone just
doesn't make sense. You may need to sell fast, or simply not
have the time to devote to selling your house yourself.
I believe is honesty, selling
your place may or may not be a cinch. All homes do sell, but
creative marketing, experience, and teamwork may be required.
I have a strong track
record selling homes. You may be tempted to give
your listing to a friend or based on someone else's recommendation,
but it's your home.
Interview me over the
phone.
I know neighborhoods, current market conditions, and can tell
you what is for sale in your area. Experience in every neighborhood
is ideal, but even though I spend hours each day looking at
homes across the valley being an expert in every one is not
possible. You are your home's expert. You can also provide
valuable local market intelligence that no database or internet
resource is going to offer. I have access to and use the MLS,
but you know your neighbors, your street, the markets and
shops in your area- all of those things that make your home
truly unique. I'll ask you a number of questions to get a
better idea of your neighborhood above and beyond what I have
access you.
Of course you want someone
who will give you a break on the commission - I do.
I am not a discount agent nor is West USA Realty a discount
broker. I am a full service agent and I know the business.
I have bought and sold several homes and believe in an agent
being fairly compensated for the duties they perform, but
technology is streamlining the business. Discount brokers
are offering cut rate commissions for less service and leaving
some of the details for you, the seller, to figure out, but
there is a middle ground. I offer a commission structure similar
to that of a discount broker, but work for the largest real
estate company is Arizona. My commission structure is not
dictated by West USA and you may not get the same deal from
another West USA agent- it's a personal choice. It's all about
you - the seller. I'm focused on your bottom line, not my
cut off the top.
The pitch.
You deserve a detailed marketing strategy that describes my
plan for advertising, open houses and marketing to other agents.
You also deserve a detailed explanation of the listing agreement
and to have all of your questions answered. I will also give
you a suggested list price for your home (based on comparable
sales in the neighborhood) and an estimate for the amount
of time it will take to sell. I don't set unrealistic prices
just to get a listing. If your home is over priced it will
sit on the market and not be shown by any agents.
The selling process should
be hassle-free.
