Our Relationship
The most efficient way to find your property is to work with one real estate professional that has your best interests at heart. In your working with me, you will not be limiting your exposure to properties, rather, we will be forming a team to find a property matching as many of your needs and wants as possible; my experience and your time will be the commitment we both make to successfully find your property. Should you decide to work with me, I will ask for your commitment to work only with me as your real estate professional. Since my income is based solely on sale commission, I’m sure you can appreciate that I cannot afford to provide time and expertise to those who cannot honor that commitment. If you decide at any time that our working relationship is not fitting into your goals, I welcome your feedback and termination of our relationship if necessary.

Most people buy and sell a home a few times in their life. Real estate laws and the housing market change constantly. Here is what you can expect when I assist you with the purchase of a new home.

Initial consultation
To discuss your wants, needs, and financial resources.

Prequalification
To establish a price range in which to look for property.

Provide a list of mortgage brokers
To preapprove you in your financing-doing so will strengthen your purchase offer when we find a property.

Input your property parameters into the Multiple Listing Service
To identify a list of available properties in your price range and neighborhood preference for driveby and openhouse viewing.

Look at property with you
To better understand your needs.

Preview homes for you
* To identify homes that match your criteria.

Draft the purchase agreement on the property you select
* Explain the contract terms, contingencies, local practice, agency relationships, performing on the contract during escrow, financing, inspections, and other items affecting the transaction.

Present the offer to the listing agent and the seller
Presenting you in the best and strongest position possible.

Review the seller’s response with you
The seller can accept, counter or reject your offer. We will look at your goals and how best to proceed.

Offer Acceptance
I will open escrow for you and guide you through the process.

Coordinate the inspections of your choice
In order for you to take an unemotional walk through the property. I will review the reports with you and discuss options.

Review documents relating to the purchase
This would include documents such as: Structural Pest Inspection Reports, Property Disclosure Statements, Preliminary Title Reports, etc.

Go with you to the escrow signing
This will be when you sign final loan and transfer documents. This will start the wheels rolling to record the deed, transferring ownership of the property to you.

Check on the property transfer process
Make sure that the loan has funded, the title has recorded and hand you the keys to your new home.

Follow- up with you
To make sure you are comfortable in your new home and provide professional referrals if needed.
